Rules & Regulations
Southern Dunes Trash pick-up day is Fridays only. The Brown trash
can ONLY, must be at the curbside (with the wheels facing towards
the house) no earlier than 12 hours prior to the 6:00 AM on Friday
pickup. Click Here for the
latest Garbage Collection information.
Empty containers must be removed from the curbside by days end.
Failure to remove trash containers will result in a warning and than
a $50.00 fine by Haines City.
Yellow bins for recycling ONLY should be placed curbside on Friday
AM ONLY.
No overnight parking of RV's, Motor Homes, Buses, Commercial
Vehicles, Boats, Trailers and Trucks.
HOA DEED RESTRICTIONS:
If you do not have a copy of the Home Owners Association (HOA) Deeds
and Covenants for Southern Dunes, please contact Barbara at the
Southern Dunes Estates Clubhouse 1603 Forest
Hill Lane, between 10 A.M. & 2 P.M. Monday, Wednesday & Friday. It is
important for you to have a copy of these documents, so that you are
aware of the community covenants and restrictions. Our property
management company will be continuing their weekly tours of the
subdivisions, and are responsible for sending citations to home
owners violating the local covenants and restrictions.
Attention Dog owner’s:
If you are a pet owner in Southern Dunes, we ask that you are
considerate of others living in the community. If your dog leaves a
“gift” while out walking in the neighborhood, please ensure that you
scoop. Thank you!
Dog leash law:
Local ordinances state all dogs MUST be on a leash when out walking.
Again, this is also courtesy to your neighbors, as not everyone is a
dog lover.
Wild Dogs: Should you see or encounter wild dogs in the
neighborhood, please contact the Animal Control directly at
1-800-226-0344, and inform them of when and where you have seen
them.
Roadway parking: Commercial vehicles. Trucks, trailers, boats
and RVs etc. should NOT be parked on the roadways or drives within
Southern Dunes. It has also been noted that parking on the roadways
has increased. Not only does this make the place look untidy, but it
can be a potential hazard for emergency vehicles, such as fire
trucks or ambulances, needing to access a property or a street.
Please try to park on your driveway.
Southern Dunes Tow away Zone: BE WARNED! Southern Dunes is
now an official tow away zone. Ryan towing is the official company
operating in Southern Dunes, 24hrs, 7 days a week. They will be
towing any abandoned or commercial vehicles parked on the roadways,
at the owner’s expense. Our first vehicle has already been towed out
of Southern Dunes for no registration.
Architectural Control:
Architectural review board (ARC) approval is required
for improvements to the outside of your home in accordance with our
deed restrictions.
Please request application and submit for approval
prior to making changes to the exterior of your home or lot
including painting, installation of fence or structural changes to
your home.

Rules & Regulations
Effective March, 2008
The following Rules & Regulations have been adopted by the Board of
Directors of the Southern Dunes Master Association. Inc.
1. EXTERIOR MAINTENANCE — Each Lot shall be maintained so
that exterior building surfaces, landscaping, sidewalks. driveways
and other improvements are at all times in good repair, clean,
well-trimmed, and otherwise cared for in a manner that the home and
lot will present an attractive appearance at all times.
2. GAMES AND PLAY STRUCTURES — All game and play structures,
including basketball hoops and backboards. shall be located on the
side or rear of the dwelling improvement when not in play.
3. PARKING — there shall be no on-street parking that
restricts the proper flow of traffic or could inhibit Emergency
Vehicles.
4. MAINTENANCE OF LANDSCAPED AREAS — All landscaped areas (to
the paved road) shall be maintained in live, healthy and growing
condition, properly watered and trimmed. Any planting of grass.
shrubs or trees which become dead or badly damaged shall be replaced
with similar, sound, healthy plant materials.
5. HOLIDAY DECORATIONS — All holiday decorations must be
removed within
15 days of the holiday.
